Property Management  
 
Our services as a managing agent would include:
 
  • EPC energy performance certificate £120 inc VAT
  • Electric certificate £180 inc VAT
  • Organising a Landlord's Gas Safety Inspection at the cost of £96 inc VAT
  • Fully market and promote the property, arranging viewings to find a suitable tenant.
  • Review any tenancy application with you to ensure you are happy with the details of your proposed tenants.
  • Undertake references/ credit searches on the proposed tenants through an external reference agency.
  • Prepare the appropriate tenancy documentation.
  • We will arrange a full inventory of the property at the cost of £150 excluding VAT.
  • Arrange for the tenant to sign our tenancy agreement.
  • Secure the deposit with the Deposit Protection Service.
  • We will be the point of contact for the tenant in respect of all issues.
  • Take receipt and administer monthly rent.
  • Undertake quarterly property inspections.
  • Advise you of any issues and changes to your property and obtain quotes on your behalf.
  • Rent guarantee is available at an additional cost.
 
Holding Fee
A Holding fee of £300.00 is required to remove a rental property off the market; this is a non-refundable fee to cover our administration costs. If the landlord refuses to proceed, despite satisfactory reference, the fee would be refunded. If the letting does not go ahead due to default by the prospective tenant or the credit check or references are unsatisfactory or it becomes apparent that facts given to us in this application prove to be untruthful, we regret that the holding fee will not be returned to you.

Lettings only 9.6% (8%+VAT)
Renewals on 1st, 2nd Years 7.2% (6%+VAT)
Continuation period after renewals 7.2% (6%+VAT)
Lettings & property management 13.2% (11%+VAT)
Renewals on 1st, 2nd Years 9.6% (8%+VAT)
Continuation period after renewals 9.6% (8%+VAT)

Anti-money laundering process charge £10.00
Inventory check-in £120 (£100+VAT)
Gas safety certificate £120 (£100+VAT)
Electrical safety certificate £120 (£100+VAT)
Energy performance certificate £96 (£80+VAT)
Deposit protection registration £18 (£15+VAT)
Property inspections beyond the first (first is included in the lettings fee) £60 (£50+VAT)
Section 21 £60 (£50+VAT)
HMRC return for non-resident landlords £96 (£80+VAT)
Court appearance £360 (£300+VAT)

The contractors may pay a referral fee to us at Taylor Bond. The fee paid will be included within the contractor's invoice and could be up to 25% of the total invoice amount depending on the service provided, the details of which are available on request.
This does not affect the final amount you pay.
